About Our Client

Job Description

  • Directs, manages and coordinates the design, construction and consultants of all tasks at site (Temp & Permanent);
  • Liaise, discuss with building authorities, various government agencies in SIP to obtain permits and approvals;
  • Manages the contractors and all nominated suppliers/subcontractors in the delivery of their work;
  • Manage various aspects of real estate & facility tasks for company related to moves, adds, changes including coordination of the parties responsible for programming, construction, furniture, space utilization, occupancy and floor level allocation, etc
  • Work with Project Director to communicate space planning, WPI, processes involved, value, rationale;
  • Ensures construction projects are evaluated and managed based on the Global Standards/Processes specified by Real Estate Department;
  • Effectively communicates/negotiates to and from company leadership to gain approval of plans and projects;
  • Interfaces with company to define project requirements. Establishes project work plan and deadlines;
  • Tracks progress of projects against goals, objectives, timelines, and budgets, and generate reports on status;
  • Responsible for setting timelines, driving for completion and project handover;
  • Total project responsibility from assignment to completion;
  • Work with company General Purchasing to develop the bidding documents, contents and conduct the bidding process for construction work;
  • Evaluate, award bids/tenders submitted by building contractors;
  • Manage the variation orders, punch lists, inspections, defects rectification and handover;
  • Responsible for site safety and work with contractor to ensure it is carried out,
  • Execute all contracts, purchase orders and change orders required for a complete job;
  • Coordinate the delivery of services, goods by contractors to site.

The Successful Applicant

  • Bachelor's degree in architecture, construction management or related discipline
  • Minimum 7 years experience working in construction project management and interior office renovations.
  • Green building project management experience.
  • Strong relationship management skills.
  • Excellent written and verbal communications skills in English and Chinese
  • Excellent team builder to interact with all levels of leadership and business partners.
  • Strong ability to manage construction service vendors, technical consultants and site staff from contractors.
  • Good working knowledge of building standards, quality, environment, etc.
  • Strong ability to manage construction service vendors, technical consultants and site staff from contractors.
  • Good relationship with building authorities and process in getting approvals, permits, etc.
  • Demonstrate ability to gather and analyze building specifications, space utilization and end-user requirements.
  • Demonstrate ability to develop occupancy plans that meet business requirements and adhere to corporate and global standards/programs.
  • Excellent negotiation, follow-through, decision making, problem solving and interpersonal skills to successfully develop end-user and team relationships
  • Ability to write progress reports and conduct site meetings
  • Understanding of technical requirements for the relocation of IT equipment, PCs, telephone, audio visual, teleconferencing systems, copiers and vending machines
  • Familiarity with architectural/mechanical/electrical drawings, building environmental systems and furniture systems.
  • Proficient in PC Software applications including Excel, MS Project, Word, Power Point, Access, Visio, Adobe Acrobat Professional and AutoCAD.
